Canadian Mortgage Agent Lead Generation: Renewal Offers, Compliant Meta Ads and Fast Follow-Up

Mortgage agents and brokers in Canada work under rules that most lead generation advice ignores. The guides written for US loan officers talk about FHA leads and zip code targeting. You deal with provincial regulators, brokerage disclosure on every ad, CASL consent for every text, and a five-year term cycle that sends a wave of borrowers back to market every month. A pipeline that works here is built around those facts.

Here is the system we use for Canadian agents and brokers: a renewal-first offer, Meta ads set up under the right category, a funnel that qualifies, follow-up that respects CASL, and tracking all the way to funded deals.

Know Your Licence Rules Before You Write an Ad

Every province regulates mortgage advertising a little differently, so start with your regulator: FSRA in Ontario, BCFSA in British Columbia, RECA in Alberta, the AMF in Quebec, and the provincial bodies elsewhere. A few rules show up almost everywhere.

  • Name the brokerage. In Ontario, ads need to show the brokerage name and licence number as they appear on the licence. Put them in the ad, on the landing page and in your email signature, and check your brokerage's own policy too.
  • Be careful with rates. Quoting a rate brings strict disclosure rules on terms and conditions, and rates change faster than ads get updated. Sell a review or a strategy call instead of a number.
  • No guarantees. Never promise an approval, a rate or a payment. "See what you may qualify for" is fine. "Guaranteed approval" is not.
  • Get sign-off early. Many brokerages review ads before they run. Build that into your launch timeline so a campaign is not paused on day three.

Lead With Renewals, Not Rates

Most Canadian mortgages are on five-year terms, so a steady stream of homeowners hits renewal every month. Many of them locked in when rates were far lower and are worried about the new payment. Their lender sends a renewal offer, sometimes only a few weeks before maturity, and a large share sign it without shopping around.

That is your opening. Offers that work:

  • A free renewal review. "Your mortgage renews in the next 6 months? Get a second opinion before you sign your bank's offer."
  • A switch check. Since late 2024, uninsured borrowers who switch lenders at renewal no longer have to requalify under the stress test. Many homeowners still assume they are stuck with their bank. Explain the change in plain language and invite them to ask whether it applies to them.
  • Rate hold timing. Many lenders can hold a rate for around 120 days, so homeowners three to five months from maturity are the sweet spot. Call out that timing in the ad.
  • First-time buyer education. FHSA and RRSP Home Buyers' Plan basics, plus the 30-year insured amortization now open to first-time buyers. These ads find buyers 6 to 12 months before they need you.

Set Up Meta Ads Under the Right Category

Facebook and Instagram are where homeowners spend time long before they think about calling a broker. Meta treats mortgage ads as a special ad category (financial products and services, formerly called credit), and you should declare it on every mortgage campaign. That changes how you target:

  • No targeting by age, gender or postal code, and location targeting uses a minimum radius around a city or point.
  • Most detailed interest targeting is removed, so the creative has to find the right person.
  • Lookalike audiences are off the table. Broad audiences inside your area do the work.

Because the targeting is limited, the ad itself must call out the reader. "Ontario homeowners renewing in 2027" or "Buying your first condo in the GTA" sorts the audience better than any interest setting. Good creative here is simple: you on camera for 30 seconds explaining one renewal mistake, a carousel walking through the switch check, or a graphic of a renewal letter with the line "Read this before you sign." Run three to five creatives at once and replace the weakest every week.

Build a Funnel That Qualifies in Under a Minute

Send traffic to a one-page funnel with your photo, brokerage branding and licence number at the top. Then ask:

  1. What do you need help with: renewal, purchase, refinance or switching lenders.
  2. When does your term end, or when do you plan to buy.
  3. Estimated home value or purchase price.
  4. Approximate mortgage balance or down payment.
  5. Province and city.
  6. Name, email and mobile number, with the number verified by text code.
  7. A consent checkbox for calls, texts and emails, written to meet CASL.

Renewal date is the most important question on the form. It tells you who to call today and who goes into a nurture sequence that wakes up closer to maturity.

When the offer and the funnel line up, the calendar fills quickly. Jacob Snitman, a mortgage agent at Burke Financial, generated 40 leads and booked 15 qualified appointments in the first 7 days after taking our Dealflow course.

Follow Up Fast and Stay CASL-Compliant

A homeowner who asks about a renewal will often ask their bank and one other broker the same week. Speed decides who gets the file.

  • Text within a minute. Your name, your brokerage, and a line confirming they asked about their renewal or purchase.
  • Call within five minutes. Book a 20 minute review on that call, at a specific day and time.
  • Ask for documents early. The renewal letter or latest mortgage statement lets you show a real comparison on the call.
  • Nurture by maturity date. People 9 months out get a monthly email and a call at around 150 days. People 2 months out get called until you reach them.
  • Respect CASL. Get express consent on the form, identify yourself in every message, and include a working unsubscribe in every email and text. An inquiry gives you implied consent for six months, so ask for express consent before it runs out.

Rahul Saggu, a mortgage agent at Vine Group, says our Dealflow program fills their calendar every single day, and that the business has scaled tremendously since.

Add Search and Referrals Underneath

Paid social creates demand. Search and referrals catch the people already looking. Set up a Google Business Profile if your brokerage allows it, ask every funded client for a review, and publish short pages answering the questions borrowers type into Google, such as "can I switch lenders at renewal" and "mortgage renewal [city]".

Track Funded Deals, Not Form Fills

Review these every week:

  • Cost per lead, split by renewal, purchase and refinance.
  • Contact rate within the first hour.
  • Cost per booked review.
  • Applications submitted and approvals.
  • Funded deals and total volume funded.
  • Compensation earned compared with ad spend.

Renewal leads that are months from maturity take longer to pay off, so judge them over a full quarter. Leads with near-term needs can close inside one cycle. Jassy Braich, a mortgage broker at INVIS, closed 4 mortgage deals within the first cycle of launching the campaign.
