Most loan officers do not have a lead problem so much as a consistency problem. One month the referrals come in. The next month the pipeline is thin and you are calling past clients hoping someone wants to refinance. The fix is a system that puts new borrowers in front of you every week, whether or not your realtor partners are busy.
Here is the system we run for mortgage loan officers, agents and brokers. It has four parts: paid social to create demand, a funnel that qualifies, follow-up fast enough to win the conversation, and SEO and referrals that build underneath it all.
Borrowers who are not shopping for a rate yet will not search for you. They will scroll past you on Facebook and Instagram. That is where paid social earns its place: it reaches people before they have picked a lender.
Each ad should do one job. Pick a single offer and a single borrower type per campaign. Good starting angles:
Use plain language and a real face. A short video of you explaining one idea in 30 seconds feels like a person talking, and borrowers are choosing a person, not a logo. Run the ads under the platform's credit and housing ad rules, and keep every claim about rates and approvals accurate.
This matters most when you do not have a referral book yet. Jeff Sosnicki, a mortgage loan officer, credits the campaign with driving $500k for a brand new agent in 90 days of campaign time. Hakan Mounir, a mortgage broker, went from getting no calls or leads to 50 leads in six or seven weeks.
Sending ad traffic to your homepage wastes it. Send it to one page with one form, built around the offer in the ad. The form should ask what you would ask on the first call anyway:
Use multiple choice wherever you can. Each tap feels small, and by the time someone reaches the contact fields they have already put effort in. You also get leads that arrive sorted, so you know who to call first and who goes into a longer nurture.
Lead quality comes from this step and from aiming the ad at the right people. Duane Buziak at Coast 2 Coast Mortgage told us he had not seen anyone broke or with bad credit in his leads, and that compared with ads he had seen in the past, it was night and day.
A borrower who fills out a form is thinking about their mortgage right now. An hour later they are thinking about dinner, or they have filled out another lender's form. The first lender who has a real conversation with them gets to set the terms of the relationship.
Set up your follow-up so it does not depend on you watching your inbox:
If you cannot answer every lead in minutes, an AI setter covers the gap. A chat or SMS assistant replies in seconds, asks the remaining qualifying questions, and books the call onto your calendar, so you show up to a conversation that is already warm.
When this part works, the calendar fills. Jacob Snitman, a mortgage agent at Burke Financial, generated 40 leads and booked 15 qualified appointments in his first 7 days. Rahul Saggu at Vine Group said the program was filling up his calendar every single day. Chris Allinson at Nest Capital Mortgage Investment Corp saw a $380,000 increase in revenue in 60 days, and his advice to other lenders was simple: start the program and you will book 30 calls easily.
Every week, look at five numbers:
Each number points to a different fix. A high cost per lead is an ad or targeting problem. A low contact rate is a follow-up problem. Plenty of appointments and few applications is a qualifying or offer problem. Fix the weakest step first, and split test one thing at a time so you know what made the difference.
Closed deals are the score that matters. Victor B., a mortgage broker, closed 2 deals within about 30 days of starting with us. Jassy Braich, a mortgage broker at INVIS, closed 4 mortgage deals within the first cycle of launching the campaign. Those are the numbers to tie back to your ad spend, not likes or clicks.
Paid social gives you volume you can turn up or down. SEO and referrals give you leads you do not pay for by the click, and they build over time.
Paid leads turn into referral leads when you treat each funded client as the start of a relationship rather than the end of a file.
If you want this built and run for you, that is what our Dealflow program does: done-for-you ads on Meta, Google and TikTok, the funnel and the follow-up, with a dedicated campaign manager, split testing and weekly reporting. Leads start within 30 days of launch. We only take on clients we are sure we can get results for, so the first step is a conversation.
